DESIGN PHASE SERVICES

We can help you design your building or your space, while balancing aesthetics, functionality, and affordability:
1. Schematic Design Phase - SD
In this phase, we establish the general design concept and produce a rough layout for the project. We also decide on the overall shape and form of the building.
2. Design Development Phase - DD
In this phase, we refine the design to produce a precise set of floor plans that meets the relevant building code. We also work out a clear and coordinated strategy for major building systems such as structural, mechanical, electrical, plumbing, fire protection, etc.
3. Permit Application Phase
In this phase, we prepare and submit the documents and the specifications required for applying building permit. We coordinate with the building officials during the review process and provide answers for any questions they may have.
4. Construction Documentation Phase - CD
In this phase, we produce a detailed set of drawings and specifications that describe materials and methods proposed for the construction of the project. We facilitate the bidding process with potential General Contractors by providing all information they may need to produce an accurate cost estimate.

CONSTRUCTION PHASE SERVICES

We can help you manage the construction of your project to ensure the successful implementation of the design:
1. Construction Administration - CA
When hired as a Construction Administrator, we provide periodic on-site observation to ensure that the construction is proceeding as intended in our construction drawings and specification. With CA, we do not manage the contractors but act as owner's representative and agent when dealing with problems that may arise during the construction.
2. Construction Management - CM
When hired as a Construction Manager, we act as the owner's advisor and solicit bids from a select group of trade specific sub-contractors. With CM, the sub-contractors remain under contract directly to the owner, but we coordinate between the sub-contractors. The fees for hiring a General Contractor can be saved with this arrangement, but the client will often have to bear the full risk of any cost overrun.
3. Design-Build
When hired to provide Design-Build service for your project, we assume the role of both the Architect and the General Contractor. This setup offers a single-point accountability and seamless integration of design and construction. The delivery method may also shorten the project schedule and reduce the overall cost of the project.
